(VOL-140) WORKING COFFEE FARM

(VOL-140) WORKING COFFEE FARM

This profitable coffee farm is located approximately 2 kilometers from Volcan and consists of over 81 hectares (200 acres) of beautiful land, 147 acres of which is devoted to coffee trees, all very healthy and tended properly, with a high yielding crop of 40% Arabic tipica and 60% Caturra and Catuay beans. The remaining 53 acres have been left as an untouched primary forest. The farm was started in 1923 and has spectacular views and incredible privacy, as there is only foot traffic within, being bordered by a river, hillsides, and mountains. There are over 200 species of birds on migration routes as well as permanent resident birds of the area. The fresh mountain air and fragrance of the coffee flowers delight the senses as the elevation of the patio at the house is 1535 meters (5035 feet), the low coffee field is 1518 meters (4980 feet), and the top fields are 1672 meters (5484 feet).

The farm provides a sustainable income and there are approximately 280,000 to 300,000 coffee trees at all stages of growth. A nursery is continually establishing new coffee trees. The plants are insect-free without the use of insecticides. During the summer months, molasses is sprayed on the plants for nutrition. 21 permanent employees are housed on the property and at peak harvest there are 350 pickers, mostly comprised of families. Current production is 5 to 7 truck containers per year of coffee. This year the farm has produced and shipped 5 containers, each valued at about $60,000. Because of the looks of the healthy plants, they anticipate producing 7 containers next year.

A charming wooden 1200 square foot mountain home in very good condition is connected to the production area, which contains a wet coffee mill and canal, a dry coffee mill, a drying patio, coffee dryer building, storage and production machinery. A professional office is situated so that it overlooks the yard and the surrounding areas. The house was built in 1946 and is constructed of all native wood such as bambito blanco and mamacillo. There is a living room, dining room, large kitchen, 3 bdrms, 2 baths that have toilets and sinks with one adjoining shower room. There is a laundry room off the kitchen area and an open patio in back. A 3-facet electrical system was installed 15 years ago. There is a post and transformer that delivers electricity equally to all areas on the property. Water comes from the adjacent river, where a pump fills a 40,000-gallon water tank in about 2 hours and 45 minutes. There is also a 400-gallon stainless steel tank for water.

The coffee farm is in a corporation and 53 hectares (131 acres) are fully TITLED. When there is a sale pending on the farm, the other 28 hectares (69 acres) will be re-measured and re-issued as a reforestation project with the government.
